For each and every building we create a website and tenant portal tailored to the amenities and services available to our tenants.

  1. LIV Holistic Approach

    Over the past seven years we have developed a robust platform to deliver holistic management services for residential buildings.

    For BTR this means delivering fully integrated management solutions with an absolute focus on customer service.

  2. PRS Project Consultancy

    Our BTR Project team works with clients from the earliest stages. We research local demographics and competitor buildings, advise on unit configuration and amenities as well as working on the detailed financial appraisal for funding purposes. We are also often retained as part of the design team to help shape buildings in the most efficient way.

  3. PRS Client Management

    Designed to make life as straightforward as possible, each project has a Relationship Manager who is your primary day-to-day contact. This individual will have a detailed knowledge of the asset and will work closely with your team with responsibility for our agreed reporting processes to make sure you always get the information you need.

  4. Lettings & Stabilisation

    Our experienced Lettings team will lead the strategy for apartment lease-up and stabilisation. We will usually agree the likely stabilisation period with you as part of the appraisal process. Depending on the size of the development, we may have onsite lettings negotiators either on a temporary or permanent basis.

  5. Customer Relationship Management

    Our approach to tenants is to treat them as customers and we will manage the relationship in its entirety with a focus on delivering customer service excellence. Our CRM strategy is based on a combination of highly trained onsite staff, experienced back office support team and smart technology to create a superb all-round customer experience.

  6. Smart Technology

    We are at the forefront of defining and delivering a smart service model for tenants, which includes developing innovative IT solutions that drive customer service and back office systems. Sitting at the heart of our service delivery is the unique LIV App, which we are developing to be adaptable for each BTR site, designed to make tenants’ lives easier than ever.

  7. Block Management

    Our specialist Block Management team play a key role in our overall BTR management strategy with responsibility for health and safety compliance as well as reactive and planned maintenance including facilities management. This team also provides advice during the appraisal process on operating cost and life cycle budgeting.

  8. Accounting & Credit Control

    We have a highly experienced property accounting team and dedicated credit control function. This team has significant practical experience managing every aspect of the accounting process in relation to substantial rent and service charge collections. This is supported by Qube, the industry leading financial software.

  9. Financial & Management Reporting

    We operate robust reporting processes, which can be bespoke for each client and BTR development. We have significant experience of creating reporting models for banks and corporate clients, which include a focus on all key performance indicators.

  10. Marketing & Brand Development

    We are a team who understands marketing and the importance of brand awareness. We often play a key role in helping to develop marketing and PR strategies for BTR developments working alongside other creative agencies. This is also an important link to the leasing strategy.

  11. Furnishing

    Interior design and furnishing is an increasingly important part of the customer experience for BTR schemes. We design and install volume furniture solutions to create the right ‘look and feel’ for individual apartments. We also assess the life cycle of furniture products for forward planning.
